For Miami hotels, water conservation is difficult for a simple reason: the guest experience still has to come first.
Showers need strong, usable pressure. Laundry has to run. Kitchens, pools, landscaping and housekeeping continue every day. And many properties have already installed efficient fixtures and other conservation measures.
That is what makes the documented result at The Gates Hotel South Beach especially useful.
FluidLytix reports that the Miami Beach property calculated an average 20.7% reduction in its total water utility costs after installing the Wave Valve™. The result was based on actual property utility data, not a theoretical savings model.
The case does not mean every hotel will save 20.7%. It showw why high-use hospitality properties should evaluate water efficiency at the building level, not only fixture by fixture.
A High-Use Hospitality Property in Miami Beach
The Gates Hotel South Beach operated as a 235-room hotel on Collins Avenue in Miami Beach, with a restaurant, swimming pool, laundry and other water-intensive hospitality operations. It has 235 guet rooms, one restaurant and one swimming pool.
Hotel water consumption can include:

Housekeeping

Landscaping and irrigation

Staff and back-of-house areas
Unlike most office buildings, hotels typically use substantial amounts of water around the clock. That makes water efficiency valuable, but only if it does not interfere with guest experience.
The Documented Result: 20.7% Lower Total Water Utility Costs
Christian Diaz, then Director of Engineering at the property, said:
“This product has been more effective than any other water savings measures we have implemented throughout the property.”

Water Cost Savings Are Not the Same as Gallons Saved
There is an important distinction in this case study. The documented 20.7% figure refers to water utility cost savings, not a 20.7% reduction in total gallons consumed.
That difference matters because commercial water bills can include:
Meter charges

Wastewater charges
Tiered or inclining rate structures

The Miami-Dade Water and Sewer Department currently uses an inclining rate structure, meaning the unit price rises as consumption increases.

Rising Miami-Dade Rates Make the Case More Relevant
This case study becomes especially relevant as Miami-Dade utility costs continue to receive attention.
The current Miami-Dade Water and Sewer Department rate schedule remains the 2025–26 schedule effective October 1, 2025, and the County continues to use an inclining structure designed to encourage conservation.
Miami-Dade is also considering a proposed 6% retail water and wastewater rate adjustment effective October 1, 2026. The County Commission accepted the WASD report describing that proposal on July 21, 2026, but the official legislative record still identifies the adjustment as proposed.
For high-use hospitality properties, higher utility rates increase the financial value of avoiding unnecessary consumption. The important point is not that a particular savings percentage should be expected at every property.
It is that owners should understand the efficiency opportunity before higher rates arrive.
What Other Miami Hotels Can Learn
T
he Gates result should be treated as a property-specific case study, not a universal guarantee. But it supports several broader lessons: First, hotels can pursue water efficiency without making the guest the conservation strategy. Second, traditional fixture-level measures and building-level water management can work together.
Third, results should be verified from actual utility data. And fourth, high-use properties should evaluate water efficiency in financial terms—not simply gallons.
For hospitality owners, that means looking at consumption, water and sewer charges, occupancy, meter information and system conditions together.
